Village: Lauzerte (pictures:http://www.quercy-blanc.net). There is a choice of supermarkets, services, weekly markets , galleries, bars, cafés and restaurants in the village and commune all within walking distance..
The village has a cross section of increasingly international residents and remains alive for more than just the tourist season. The house offers a mix of a rural and urban lifestyle that is close to the country, but not in the middle of nowhere, and affords access to a local French and international community. The house has in the past typically suited people "with a project", rather than short-term holiday lets.

House: Village house forming part of hilltop Bastide curtain wall. Overlooking rural and agricultural valley, large landscape. The house has been fully restored and is medieval in origin (recorded as built in 1250). Village is on the inward side of the house, village streets and layout are compact, in the old "haut village".
Bedrooms: 3 formal bedrooms (2 x double adults, 1 x 2 single children). 4 depending upon mixed use of rooms.
Ground floor: Living/dining room: 50m2, Kitchen/dining 30m2, lavatory, cellar for storage and utilities (washing machines). 2 fireplaces.
First Floor: Living room/bedroom: 45m2, Bathroom/lavatory/shower, landing/storage/linen cupboard, parental or main bed/sitting room (30m2). 1 log burning stove.
Second Floor: Bedroom: 20m2, en suite shower room/lavatory. Children’s room/bedroom/storage (converted attic space): 55m2 + mezzanine for storage and/or other practical use.

Space: 280 m2 (guesstimate).

Style: Tall house with large room volumes for its appearance, with many pre-modernised and typically regional features. Antique and rustic furniture.

Equipment: Dishwasher, gas hob, electric oven, washing machine, tumble drier, fridge/freezer, television.

Heating: Electric radiators, burning wood and coal.

Other:
The local schools are very professional and have accommodated anglophone children who have stayed in the house very quickly and willingly.

There is no garden attached to the house. There are several "plans d'eau's" in the area as well as "vallées de loisirs" for swimming in the summer, as well as pools attached to restaurants, and a golf course.
There are many outdoors and sporting activities organised in the region.
The house is cool (thick walls) in the summer, heating is only needed for darkest months of winter and cold snaps.
There is a public terrace with trees below the house and footpaths around the village.

Pets:
Favourable.
Possible disadvantages: Would not suit people too old or the extremely young, or with vertigo, given stairs, stone floors and heights of relatively unprotected windows from the ground.

Proposed rental: €900 p.c.m. reference figure depending upon inclusions or otherwise of other costs, insurance, electricity, other utilities, taxe d'habitation, length of stay. Seasonality is less important than with other types of property given location.
